Maintenance

We have trusted trades who can be counted on to provide our clients with competitive pricing and excellent work, executed on-time and with the utmost consideration for residents. We also search for alternative suppliers when required.

We work with people who are not only good at what they do, but nice, respectful people to have in your building. We are responsible for:

  • Booking and supervising of scheduled building maintenance (to keep warranties valid).
  • Coordination of contractors and trades for repairs & maintenance.

Cleaning

Our management fees don’t include the cleaning. We believe in transparent billing. The BC pays the cleaners directly, we then manage them - but we don’t take a cut of yourcleaning budget. 

This means you get 100% of the service you’re paying for. If required we can incorporate cleaning under our fee for billing purposes. 

High-end residential developments require a better standard of cleaning than most commercial companies provide. We source cleaners who are properly briefed and trained on the specific requirements of your building and provide them with a comprehensive schedule to work to.

We develop a thorough cleaning schedule specifically designed for your building, then monitor and review this at regular intervals to improve and adapt as required.

Quality control

When you pay for quality, you want to keep your property it looking as good as possible.

  • Checking the cleaning, grounds work and other regular maintenance has been completed to a good standard.
  • If we spot that anything is missed between cleans or there’s an incident our manager will clean it themselves.
  • Ensuring residents are aware of, and are following the Body Corporate rules.
  • Enforcement of any rule breaches (via the Body Corporate Secretary for any major issues).
  • Proactive maintenance scheduling - addressing things before they look bad.

Security

We keep detailed and up-to-date records of all security tags issued and monitor this.

  • Management of the buildings security features including CCTV and access control log.
  • Review of CCTV footage in the event of any incident.
  • Issuing and collection of security tags for residents and trades
  • Regular maintenance of entry points: doors, roller doors, security gates.

Compliance and future-proofing

It's essential to keep your building compliant for the purpose of insurance and some warranties - not to mention peace of mind. 

We are across the recent changes to the Health & Safety Act and understand what’s required to comply.

  • Maintaining Building Warrant of Fitness and compliance requirements (Fire and Safety).
  • Review of and advice on the LTMP to ensure it’s adequate and current.
  • Practical advice on the best products and materials to use for any work required.

Communication

A point of frustration for owners with building managers can often be poor levels of response and communication...

Maintaining accurate records, keeping people informed and responding to requests in a timely manner is something we pride ourselves on.

  • Keeping the Body Corporate, Owners Committee and residents informed and updated.
  •  Liaison with the Body Corporate secretary to ensure all matters relating to the property are recorded, and communicated.
  • Providing a point of contact for all owners, tenants, contractors and trades.

Recruitment of concierge/front desk

Hiring the right people is a time consuming task. We can take the stress of finding and securing staff off your hands and can give bespoke advice on what scenarios might work best in your building (hours, contract type, remuneration, job description etc).
