Andersaint appointed to Phoenix Gardens

Andersaint has been appointed building manager at Phoenix Gardens, following a four-way pitch process.

Phoenix Gardens sits in a very small group of Auckland apartment complexes with a swimming pool, spa, tennis court, gymnasium and a residents’ lounge on site. Plenty of buildings have one or two of those. Very few have all.

Facilities like these are the part of a complex residents notice first and judge fastest. They are also the part that asks the most of a building manager day to day: pool plant and water chemistry, court surfaces and nets, gym equipment servicing and safety, lounge bookings, cleaning schedules and presentation standards — all of it running quietly in the background, all of it obvious the moment it slips.

That work sits squarely in what Andersaint is built for. A well-appointed apartment complex has more in common with a small hotel than a house, and communal facilities and the technology behind them are one of our specialist areas.

Phoenix Gardens also sits within easy reach of our existing Parnell and Remuera hubs, which matters more than it might sound. Buildings clustered together share the benefit of on-the-ground cover: a manager nearby when something needs eyes on it, back-up when someone is on leave, contractors who already know the area and turn up, and a team who can move between sites without half a day lost to traffic.

Our thanks to the Phoenix Gardens committee for a thorough and well-run process, and for the confidence they have placed in our team. We are looking forward to getting started.

The Paw-fect employee

Meet Louie — the newest member of the Andersaint team.
Louie had his pet consent approved before he even arrived, so he’s leading by example.
Having pets in apartment living can come with its own logistics, but there are plenty of workarounds — and it starts with puppy training. Content dogs bark a lot less, and that’s not just good news for the neighbours — it means your pooch is less stressed too.
If your body corporate needs a hand navigating pet policies, that’s exactly the kind of thing we have helped our clients with.

Why Technology Alone Can't Replace Expert Building Management

There’s a growing trend in the property industry to sell technology as the answer to every building management challenge. Slick apps promise to streamline maintenance requests, centralise communication, and give body corporate committees more visibility over their buildings. Good software can genuinely help - but it’s worth asking a simple question before signing up: what happens when the technology is only as good as the person using it?

An app is only as reliable as the information entered into it. If a building manager doesn’t have the time - or the diligence - to keep records updated, that app quickly becomes a digital filing cabinet nobody trusts. It won’t catch an incorrectly cut pipe, question a landscaping choice that doesn’t suit the site, or notice that something looks “off” during a routine walkthrough. That kind of judgement still comes from experience, not software.

There’s also a cost question worth asking. Platforms aren’t free, and in many cases those costs are ultimately passed on to the building’s owners. For a smaller, boutique development that wants tailored, high-touch service, a one-size-fits-all platform built for scale may not deliver the outcomes - or the value - owners are paying for.

None of this means technology has no place in premium building management. Used well, it can improve communication and strengthen record-keeping. But it works best as a tool in the hands of an experienced building manager, not a replacement for one.

At Andersaint, our approach has always been about combining the right systems with real, on-the-ground expertise: people who understand natural stone maintenance, irrigation balance, building compliance, and the many small judgement calls that keep a premium property looking and performing at its best.

If you’re evaluating a building manager and technology is a big part of their pitch, it’s worth asking what sits behind it. The best outcomes for Auckland body corporates come from experienced people using smart tools, not the other way around.
