Andersaint has been appointed building manager at Phoenix Gardens, following a four-way pitch process.
Phoenix Gardens sits in a very small group of Auckland apartment complexes with a swimming pool, spa, tennis court, gymnasium and a residents’ lounge on site. Plenty of buildings have one or two of those. Very few have all.
Facilities like these are the part of a complex residents notice first and judge fastest. They are also the part that asks the most of a building manager day to day: pool plant and water chemistry, court surfaces and nets, gym equipment servicing and safety, lounge bookings, cleaning schedules and presentation standards — all of it running quietly in the background, all of it obvious the moment it slips.
That work sits squarely in what Andersaint is built for. A well-appointed apartment complex has more in common with a small hotel than a house, and communal facilities and the technology behind them are one of our specialist areas.
Phoenix Gardens also sits within easy reach of our existing Parnell and Remuera hubs, which matters more than it might sound. Buildings clustered together share the benefit of on-the-ground cover: a manager nearby when something needs eyes on it, back-up when someone is on leave, contractors who already know the area and turn up, and a team who can move between sites without half a day lost to traffic.
